Ask what wood flooring costs per square foot in Singapore and you will get a number, and that number will be true of exactly one specification. Change the grade, wear layer, installation scope or site and, a different figure comes back, with both suppliers quoting correctly. This guide takes the rate apart instead, so that when you are budgeting a concept or checking a tender you know which of its parts you are looking at.
How wood flooring is priced in Singapore
Timber flooring in Singapore is generally quoted per square foot on residential work and per square metre on larger commercial packages. The first thing to establish about any figure is whether it is material only or supply and install. A material-only rate covers the boards. Supply and install adds labour, adhesives or underlay, and some agreed amount of site preparation, and the word “some” is where budgets go wrong. Two supply-and-install rates can have stark differences because one includes levelling the screed and taking up the existing floor, while the other assumes a bare, flat slab that someone else has paid for.
Species and grade
Species sets the starting point of any wood flooring price. Timber reaches Singapore from different origins with different availability; European oak, American walnut and the Southeast Asian hardwoods each sit where that year’s supply and demand puts them. Treat any claim that one species will always cause less with extra caution.
Grade moves the price as much as species does, and it is the line most often missing from a quote: prime oak, cut clear of knots and sap, costs meaningfully more than a rustic grade of the identical species. A floor priced against “oak” alone has not been priced yet.
Solid or engineered
Construction decides what the money buys. A solid board carries its species through the full thickness, so the species price dominates the rate. An engineered board spends the species where it is seen and walked on, in the wear layer, bonded over a core of less costly material. Its price tracks the wear layer thickness and the quality of that core more than the species name on the invoice. Two engineered oak floors can look identical on day one and sit far apart on price. Format, pattern and wastage
Board dimensions carry a premium of their own. Long, wide boards can only be cut from certain parts of certain logs, so the rate per square metre rises with the format even when species and grade hold still.
Pattern works on the other side of the quote, in labour and wastage. Herringbone and chevron take longer to set out and lay than straight planks, and the mitred cuts of a chevron produce more offcut than square-ended blocks, so the wastage allowance built into the order quantity climbs with the pattern. What changes between the two patterns on the drawing and on site is its own subject. A plan full of angles, thresholds and columns consumes more board than a clean rectangle for the same reason. Larger areas usually earn better rates, though the wastage percentage belongs to the pattern and the plan rather than to the project size.
Finish
Factory-finished boards cost more per square foot and save days on site; site finishing trades a lower board price for sanding and coating inside the programme. Between hardwax oil and lacquer the upfront difference is modest, and the real cost difference sits in the maintenance regime each one commits the building to. Custom colours, brushing and other surface treatments are priced per project, so price them early rather than discovering their cost at tender.
The installation half
Installation pricing responds to the site more than to the timber. The fixing method sets the baseline labour, and how solid timber is fixed down is a decision we have covered on its own; the site decides the rest. A dry, flat, empty slab is the cheap version. Moisture in the screed, levels that need correcting, an existing floor to remove, difficult access or work sequenced around other trades all add labour, materials and days, and a contractor who priced without a site visit has priced the cheap version and left the rest to a variation order. Trims, skirting and thresholds are priced per metre and per doorway, so they belong in the scope conversation too.
In HDB flats there is a regulatory layer on top. Hacking up existing finishes needs a renovation permit, and raising the floor level is capped at 50mm, finishes included, which can settle the choice between an overlay and a full replacement before anyone has discussed timber (HDB renovation guidelines).
Why two flooring quotes come back different
When two quotations for the same drawing land far apart, the difference is nearly always in the specification rather than the margin. Line up what each is pricing before comparing totals: species and grade, construction and wear layer, thickness and format, finish system, installation scope, preparation work, wastage allowance, warranty and lead time. A lower headline rate is often a thinner wear layer, a lower grade or an excluded scope wearing the same species name.
One more line worth checking in Singapore: GST. GST-registered businesses must display GST-inclusive prices to the public (IRAS price display rules). Quotations between businesses are commonly stated before GST, so confirm which figure you are holding before nine per cent appears between quote and invoice.
What to ask for, and who to ask
A quotation you can rely on names all of the above in writing, plus current lead time and what the warranty covers. If the project is pursuing Green Mark points, ask for the certification scope as well. FSC-certified options are available where sourcing requirements call for chain of custody, and an order carrying the FSC claim should say so on its paperwork.
This is also where working directly with a manufacturer earns its keep. When grading, construction and finishing happen under the supplier’s own control, down to solid timber that is kiln and air dried specifically for this climate, the quote can show where the money sits: how much is species, how much is grade, how much is the making. That visibility is a different promise from the lowest number on the table. It means the rate describes the floor you will get.
